Mold removal (often used interchangeably with mold remediation) is the multi-step process of containing a mold colonization, physically removing affected porous materials, treating non-porous surfaces with EPA-registered antimicrobials, drying the structure to below 16% wood moisture content, and verifying the work with post-remediation air sampling. The term "removal" describes what homeowners search for; "remediation" is what the industry, your contractor, and your insurance company will call it on a written estimate or claim. Both refer to the same physical process when done correctly. Done incorrectly — for example, a DIY bleach scrub that aerosolizes spores without containment — and you spread the problem instead of solving it.

Our Mold Removal & Remediation Process
1. Inspection & testing
Certified inspector walks the property with moisture meter + thermal imaging. We take a minimum of 3 air samples (one outdoor reference, at least 2 indoor) and any visible-growth surface swabs. Samples go to an AIHA-accredited lab.
2. Containment
We isolate the affected area with 6-mil poly sheeting and negative-air pressure machines so spores stay inside the work zone. HVAC vents in the containment area are sealed.
3. Removal
Porous contaminated materials (drywall, insulation, carpet, ceiling tiles) are cut out and bagged. Wood framing is HEPA-vacuumed and treated. Non-porous surfaces are wet-wiped with EPA-registered antimicrobials.
4. Drying
Industrial dehumidifiers and air movers run until wood moisture content drops below 16% (IICRC S520 standard). Typically 2-5 days depending on the affected materials.
5. Clearance testing
With containment still in place, we take a final air sample sent to the independent lab. The job is not done until indoor spore counts are at or below the outdoor reference.
6. Reconstruction handoff
We provide the clearance report; reconstruction (replacing drywall, painting, etc.) is handled by a licensed general contractor of your choice.
