What is Water Damage Restoration & Mold Prevention?
Water damage restoration combines emergency water extraction, structural drying, mold prevention, and (when needed) mold remediation into a single time-pressured workflow. In Southwest Florida the most common triggers are hurricane storm-surge flooding, prolonged tropical-system rainfall, slab leaks under concrete floors, and sudden HVAC condensate-pan failures. Our role is to assess the water-damage scope, document it for your insurance claim, dry the structure to mold-resistant moisture levels, and either certify the space mold-free or transition into full remediation if Stachybotrys, Penicillium, or other colonization has already started.
When You Need It
Any time you have standing water inside the building envelope — even if it dried on its own. Visible water damage to drywall, baseboards, or flooring is a signal that the wall cavity behind those surfaces is likely wetter and slower to dry than what you can see. Post-hurricane Naples and Cape Coral are still surfacing pre-2022 Ian remediation gaps in 2026, where homes were patched cosmetically but the cavity moisture was never properly dried. Our Water Damage Restoration & Mold Prevention Process
1. Emergency extraction
Submersible pumps and wet-vacs remove standing water. Saturated carpet, pad, and baseboards come up immediately — they hold water against the slab/subfloor and prevent drying.
2. Documentation for insurance
Moisture readings, photos, and a written scope-of-loss document filed with your insurance adjuster within 24 hours of the event. We don't bill insurance directly but we make sure you have the evidence to recover what you're owed.
3. Structural drying
Industrial dehumidifiers + air movers run 3-5 days. We monitor wood moisture content daily and adjust placement. Target: <16% wood MC, <60% indoor RH.
4. Microbial assessment
On day 3-5, we take air samples. If counts are at baseline, the space is certified dry and you proceed to reconstruction. If mold colonization has started, we transition to containment and remediation immediately.
5. Remediation handoff (if needed)
Same IICRC S520 process documented above. Containment, removal, antimicrobial, clearance test. Continuous service from "the flood happened" to "you have a written clearance report."

If mold has already established before we arrive (any post-hurricane delay > 72 hours), remediation costs are added on top — typically $2,000-8,000 depending on affected square footage. Most Florida homeowners insurance policies cover water damage from sudden discharge (burst pipe, hurricane water intrusion) but exclude "rising water" floods unless you carry a separate flood policy. We coordinate with your adjuster but you're ultimately responsible for the bill — get coverage confirmation in writing before the work begins where possible.
